Before You Sign, Check the Obvious Things
A lighting spec should start with lumens, color temperature, and wattage. Most advice does. But in six years of managing lighting purchases for a commercial facilities company—about 180,000 dollars a year in retrofit orders—I have seen more budgets fail on switching, commissioning, and driver access than on the fixture itself. So this is the checklist I use before every order. Six steps. If you skip one, the change order usually finds you.
1. Map the Circuits Before You Search “How to Wire a Dual Light Switch”
A dual light switch is usually a two-gang switch: two rockers on one wall plate. It exists because one room needs two separately controlled lighting circuits. The wiring is not the same everywhere. A two-gang one-way switch can be fed with one live supply and sends a switched wire to each circuit. A two-way setup, where the same light is controlled from two switch positions, needs traveler wires between the switches.
If a smart sensor or Zigbee switch is going to live in that box, the presence of a neutral wire matters even more. That is why I am not comfortable with product-first procurement. The electrical drawing has to come first. When I hear that an installer is searching “how to wire a dual light switch” on site, I hear a change order coming.
(Note to self: always ask for the marked-up single-line drawing before requesting quotes. It saves more time than any fixture data sheet.)
2. Specify Downlights by Photometric Data, Not by Product Name
I keep a mental list of phrases that do not count as specifications. “Robus downlight” is one of them. The model might be perfectly good, but the model name alone does not tell the installer what beam angle or driver type the project needs.
In my first year, I made the rookie mistake. I approved a downlight order because the lumen output was fine. The beam angle was wrong for the 16-foot ceiling. The fixtures worked. The lighting didn't. The rework cost more than the fixtures themselves.
Minimum downlight spec
- Delivered lumens at real wattage, not just LED chip lumens
- Beam angle or distribution and an .ies/.ldt photometric file
- Color temperature, CRI, and any dimming range required
- Driver type and whether the driver can be replaced separately
- Cutout size and ceiling construction
No name is a substitute for the photometric file. If the supplier cannot produce it, you are buying a photo, not a lighting system.
3. Put Zigbee Sensors in the Rooms Where They Actually Pay
Zigbee sensors are an attractive retrofit because they can reduce energy use without pulling new control wires to every zone. They are mesh-network devices, not Wi-Fi accessories. Zigbee uses the IEEE 802.15.4 radio standard, but being Zigbee does not mean every sensor will talk to every bridge or fixture group. Compatibility still has to be confirmed before you scale it.
The underappreciated cost is commissioning. The hardware price of a sensor is small. Getting it paired, grouped, time-delayed, and trouble-shot is where the labor lands. We had one Zigbee sensor lose its group after a firmware update. The second visit cost more than the sensor.
I do not have hard data on industry-wide Zigbee sensor failure rates. From my own commissioning logs, anecdotally, most problems appear in the first week. After that, the network tends to stabilize. So my rule is not “no Zigbee.” It is: use Zigbee sensors where occupancy is intermittent—storage rooms, meeting rooms, corridors—and avoid them for spaces that are occupied for long hours, because the controls complexity will not pay back.
If you are building the project around a Signify connected lighting system, check which sensors are supported by that system before buying. A generic sensor might work. It also might become the reason the commissioning schedule slips by a week.
4. Ask Where the Driver Lives Before the Order Is Placed
The LED chip is usually not the first component to fail. The driver is. If the driver is buried inside a sealed downlight and cannot be accessed, a small electronic failure turns into a full fixture replacement.
I learned this from a ceiling that looked fine from below and was a nightmare from above. The replacement part was cheap. The labor to remove, rewire, and remount was not.
This is the step people ignore because they are comparing light output and price. It is also the step that shows up later in maintenance budgets.
Driver questions to put in an RFQ
- Can the driver be replaced without cutting the ceiling or destroying the trim?
- Is the driver a standard part number available in distribution, or unique to this fixture?
- Does the manufacturer publish a recommended spare part kit for the number of fixtures being installed?
A signed maintenance contract sounds good until you ask who stocks the parts. Ask that while the quote is still a quote.
5. Look at Supplier Health Like a Buyer, Not a Stock Picker
Warranties are only as durable as the organization behind them. I do not follow stocks for investment advice. I follow them for product support signals.
Every few months, I search “Signify lighting news today” and skip past the marketing headlines. I look for product discontinuation notices, platform changes, and supply chain announcements. Those are the decisions that affect replacement cycles. When I search “Signify light stock,” I am not looking for a buying signal. Signify trades on Euronext Amsterdam under LIGHT. The daily price movement tells me very little. A quiet end-of-life announcement tells me much more.
If a manufacturer is changing a controls platform or a driver line, that matters for a project with 200 sensors and 500 downlights. Compatibility in year one is easy. Support in year six is the real test.
6. Compare Total Installed Cost, Not the Invoice Total
The difference between a lighting product and a lighting system is everything that happens between the loading dock and the commissioning software. I compared two quotes for the same floor recently. One was 9,500 dollars. The other was 12,400 dollars. The first quote excluded rewiring, sensor commissioning, and disposal. Added up, it passed 13,000 dollars. The higher quote was the cheaper project.
When collecting bids, include the full list:
- Electrical work for switching changes, including the dual light switch installation if needed
- Zigbee sensor commissioning and a follow-up visit after 30 days
- Disposal or recycling of existing fixtures and lamps
- Driver replacement process and spare part lead time
The reason I use this list is simple. A change order is more expensive than a clarification. An informed customer asking for a detailed scope is annoying in the best possible way.
Before You Sign, Check the Obvious Things
My sample is about 200 retrofit orders, mostly commercial offices with grid ceilings and some open-plan areas. If you are working on industrial, horticulture, or sports lighting, the metrics are different. The sequence is still: understand the circuits, specify photometrically, choose controls with commissioning in mind, plan for the driver, check the supplier, and cost the whole job.
Also, if you are about to touch a dual light switch yourself, turn off the power and verify with a tester. That advice costs nothing. It usually beats the alternative.
